Bolt+Tie Celebrates Grand Opening in South Clarksville

River-view apartments and entrepreneurial community is now leasing and filling up fast

SOUTH CLARKSVILLE – The ribbon was cut as Bolt + Tie announced the official grand opening of the innovative apartment and entrepreneurial community—the only live-work-play development of its kind in Southern Indiana. Bolt + Tie is the first newly constructed project of the South Clarksville Redevelopment Plan to be completed. Leasing is currently underway.

“We’re thrilled to help cut the ribbon on this mixed-use ‘live, work, play’ project, this is the first step toward bringing our vision for South Clarksville to fruition—and it’s a massive step,” said Ryan Ramsey, Town of Clarksville Town Council President.

Located in Water Tower Square on the newly constructed Main Street in South Clarksville, Bolt + Tie is a four-story mixed-use community that includes Elevate Office suites, micro-retail studios, and a restaurant space on the first floor and modern apartment homes that overlook the Ohio River and Louisville skyline on the top three floors.

Already home to nearly 30 small businesses and entrepreneurs, Elevate Office at Bolt + Tie is a vibrant, professional collection of office and salon suites, coworking space, and high-tech conference rooms. In addition, there are 12 micro-retail studios (418 – 754 sq. ft.) with store-front entrances on Main Street of which five have already been leased to local small businesses. Monthly rent includes amenities such as high-speed internet, utilities, property taxes, conference room usage, shared community spaces, and month-to-month leasing. Rents start at $399 and $515 for unfurnished, move-in ready office and salon suites, respectively, and $999 for micro-retail studios.

It is clear this is a place that business owners, entrepreneurs, and residents want to live and do business,” said Cory Hoehn, owner of Bolt + Tie. “It is very exciting to see the tenants and new businesses establish themselves and network in this environment.”  

Bolt + Tie features studios, one- and two-bedroom modern apartment homes on the top three floors. The apartments feature expansive kitchens with quartz countertops, stainless steel appliances, large center islands and modern lighting, open concept floor plans, large bedrooms with walk-in closets, in-unit washer/dryer, large windows with natural lighting, and private balconies. In addition, apartment tenants have access to all of the building amenities, including the fourth-floor clubhouse, rooftop deck with a breathtaking view of the Louisville skyline, indoor bike storage, and the first floor coworking space and conference rooms. Tenants also have easy access to the businesses in the entrepreneurial community. Apartment leases starts at $999 a month.

There is also a 3,421 sq. ft. restaurant space planned with outdoor seating that faces the Ohio River and Louisville skyline.

“This is a fantastic momentum-building project for our redevelopment efforts in South Clarksville,” said Nic Langford, Town of Clarksville Redevelopment Director. “With a wealth of potential for the area, Bolt + Tie is already increasing the local residential and business population to help further development and investment in South Clarksville.”

The Bolt + Tie community is the first project in the South Clarksville Redevelopment Master Plan. Originally adopted in 2016, the redevelopment plan presents a visionary path forward for strategic investment to create a vibrant downtown—increasing density and economic opportunity along I-65 and the Ohio River. Adjacent to the already thriving Water Tower Square business park, the Bolt + Tie development offers a jumpstart to these efforts and fosters opportunity for future investment.

Bolt + Tie is hosting a community grand opening celebration this evening at 5:00 p.m. The public and prospective residents and tenants are invited to enjoy food from Fistful of Tacos Food Truck, music by Dean Heckle on the rooftop deck, tours, drinks, and networking at Southern Indiana’s newest live-work-play community.

“It is important to celebrate and share Bolt + Tie with the public. This is very much a community-wide asset now and will be for years to come,” said Hoehn.

The coworking space is open for free community use Monday-Friday and conference rooms are free for community organizations.
